Check-in and Check-out Procedures

  • Check-in is after 4pm and check-out is by 10am.
  • Must electronically sign an additional Rental Agreement Terms and Conditions and any Neighborhood Rules sent by Host (property manager) or entry information cannot be sent.

Property Access

  • Guests do not have access to the locked off portion of the Sportsman's Lodge, the Fitness Center, or the Wine & Cigar Bar. These areas are for member use only.
  • The exterior of the home is monitored by security cameras. Camera 1 is a doorbell style camera at the front door, camera 2 is on the garage monitoring the entryway and parking area only. No cameras are pointed towards any interiors or the hot tub.

Policies and Rules

  • Must be at least 25 years old to reserve. This person is required to be the person signing the agreement and must be one of the persons staying in the property for the reserved dates.
  • No smoking allowed inside the home.
  • No trace of smoking left outside the home.
  • No events allowed.
  • No parties or gatherings above the posted occupancy allowed at any time. Please keep outside noise respectful.
  • This home is not pet friendly. Do not bring pets into this home.
  • Do not leave food or trash outside as it could attract animals. All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or your digital guidebook.
  • Guests are responsible for supplying their own recreational equipment (basketballs, soccer balls, tennis equipment etc.).
  • Guests are not allowed to bring their own ATVs. For information about ATV rentals please visit: Off Road Adventures website.

Fees and Payments

  • Firewood for the fire pit may be added at the time of booking under "Additional Fees" after entering payment info or by reaching out more than a week in advance. Two wrapped bundles and a firestarter are provided for $25/night.
  • All stays at Eagles Nest homes have an additional amenity fee to maintain the facilities and features in the development.
  • Eagles Nest Winery day passes are available onsite for $25.00 each. HOURS: Thur & Fri 4p-10p. Sat & Sun 1p-7p. All visitors on premises at the winery must be 16 years or older. This is strictly enforced.
  • The summer concerts are open to all guests; there is an admission fee for each person and a cash bar for food and drinks.

Parking Information

  • The exterior of the home is monitored by security cameras, including the garage area and parking area.
  • Free parking is available on site.
  • 4WD/AWD and/or chains are recommended during winter (Nov-March) for all homes. Travelers visiting during the winter months where inclement weather may be possible should come prepared with an AWD or 4WD vehicle; chains may also be required if it snows. No refunds, allowances, or date changes will be given to travelers who are not prepared with the proper vehicle, as outlined in the Rental Agreement.

Utilities and Amenities Access

  • All BRMR homes offer well-stocked kitchens with all utensils needed to cook meals. A "starter set" of paper products is provided: a roll of toilet paper per bath, several garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and some makeup remover cloths. These items are enough for one night, or maybe two.
  • Towels and bed linens are provided.
  • Hair dryers are provided.
  • There is a washing machine and clothes dryer.
  • High-speed internet is available. Some areas of travel may not have cell reception.
  • Free parking is available.
  • Smoke alarm and carbon monoxide detector are installed for safety.

  • Do not leave food or trash outside as it could attract animals.

Other Critical Details

  • Eagles Nest is an up-and-coming community, with construction currently taking place in several of its neighborhoods. Construction noises may be heard 7am-7pm Monday through Saturday.
  • OFF-PEAK SPECIAL: Stay longer than the minimum number of nights and automatically receive a 5-10% Discount - Excludes holidays and peak times.
  • The home sleeps up to 12 guests and has 5 bedrooms and 5.1 bathrooms (see listing for bed types and configurations).

Cancellation Policy

  • Bookings canceled within 24 hours of their creation will receive a full refund of payments.
  • Bookings canceled more than 24 hours after their creation are not entitled to a refund unless the reservation dates are rebooked to another guest.
  • All bookings are subject to a $50 cancellation fee.
